Position Overview
The Marketing Specialist is responsible for supporting the company's marketing initiatives across its multifamily and senior housing portfolio. This position develops and executes marketing campaigns, manages digital content, supports leasing and occupancy goals, coordinates branding efforts, and assists with resident engagement programs.

• Manage and update property websites, online listings, and social media platforms.
• Create marketing materials including flyers, brochures, email campaigns, and presentations.
• Coordinate property marketing campaigns to support occupancy and leasing goals.
• Monitor online reputation management and assist with review responses.
• Support resident events and community engagement initiatives.
• Analyze marketing performance metrics and provide reporting.
• Coordinate with Regional Managers and Property Managers on marketing needs.
• Ensure branding consistency across all properties and marketing channels.
• Assist with photography, video content, and digital advertising campaigns.
• Maintain relationships with vendors, advertising partners, and graphic designers.
• Collaborate cross-functionally with property managers, regional teams, and leadership to develop specific marketing strategies and promotional campaigns.
• Conduct market research and competitive analysis to identify trends, pricing strategies, and positioning opportunities.
• Assist with lease-up marketing plans for new communities.
• Coordinate and track digital advertising budgets including Google ads, social media ads, and retargeting campaigns.
• Develop and maintain marketing calendars for campaigns and seasonal promotions.
• Write and edit content for property websites, blogs, press releases, and internal communications.
• Assist with corporate branding initiatives, including rebrands, signage updates, and collateral refreshes.
• Coordinate outreach marketing efforts, including partnerships with local businesses, and community organizations.
• Ensure compliance with Fair Housing regulations in all marketing materials and communications.
• Assist with vendor procurement, contract coordination, and invoice tracking related to marketing services.
• Organize and maintain digital libraries including photos, videos, logos, and templates.
• Conduct property walks and marketing audits to ensure branding and presentation standards are maintained.
• Perform other duties and responsibilities as assigned or requested to meet operational needs.
• 3–5 years of hands-on marketing experience required.
• Experience with social media management, email marketing, and content creation.
• Familiarity with Canva, Adobe Creative Suite, or similar design tools.
• Bachelor's degree in marketing, communications, business, or related field preferred.
• High level of proficiency in Microsoft Excel, Word, and Outlook, with the ability to learn other software tools quickly.
• Strong organizational skills and attention to detail, with the ability to manage multiple priorities and meet deadlines.
• Strong sense of ethics and ability to handle sensitive and confidential information with discretion.
• Ability to remain calm and professional in high-pressure situations, demonstrating sound judgment, problem-solving, and conflict resolution skills.
• Valid driver's license, reliable transportation, and current auto insurance are required, as occasional travel may be necessary for company business.
