Fire Sprinkler Project Manager

Job Summary

Manage the planning, execution, and delivery of commercial and industrial fire sprinkler projects from proposal through closeout. Ensure projects meet scope, budget, schedule, quality, safety, and code compliance while maintaining strong client and subcontractor relationships.

Key Responsibilities:

  • Lead project lifecycle: review contracts, develop project plans, schedules, resource plans and budgets.
  • Coordinate design review and submittals (sprinkler layouts, hydraulic calculations, shop drawings) with engineers, AHJs and clients.
  • Manage procurement: order lead equipment, review vendor quotes, approve material purchases and control inventory.
  • Oversee field operations: assign supervisors/foremen, monitor installation quality and progress, perform routine site visits and inspections.
  • Ensure code compliance and permit acquisition; interface with Authorities Having Jurisdiction (AHJ) and coordinate inspections and testing (hydrostatic/acceptance tests).
  • Control project finances: track costs, change orders, billings, forecasts, and achieve margin targets.
  • Manage safety and quality: enforce company safety programs, conduct toolbox talks, ensure QA/QC checks and documentation.
  • Communicate status: provide regular reports to stakeholders, lead project meetings, resolve conflicts and mitigate risks.
  • Closeout: prepare built drawings, O&M manuals, warranty documents, final punch lists and obtain final sign offs.
  • Mentor and develop project staff; assist in estimating and business development as needed.

Required Qualifications:

  • Bachelor's degree in the Fire Protection field OR equivalent industry experience.
  • 5+ years' experience managing fire sprinkler/MEP construction projects (commercial/industrial) with increasing responsibility.
  • Proven track record managing multiple concurrent projects and meeting budget/schedule goals.

Required Skills & Knowledge:

  • Strong knowledge of NFPA standards (13, 25, other relevant codes), local fire codes, hydraulic calculations and sprinkler system types.
  • Familiar with AutoCAD/Revit, hydraulic calculation software (e.g., HASS, Elite), and Microsoft Project/Primavera or equivalent scheduling tools.
  • Solid financial acumen: budgeting, forecasting, cost control and change order management.
  • Excellent leadership, communication, negotiation and problem solving skills.
  • Strong organizational skills and attention to detail.

Preferred:

  • NICET certification (Level II) in Water-Based System Layout or Inspection.
  • PMP or equivalent project management certification.
  • Experience with BIM coordination and prefabrication workflows.
  • Experience with public works contracts and bonding/insurance requirements.
