Project Manager

Description:

This position is responsible for the effective management of site projects, leveraging extensive knowledge of construction management principles and demonstrating mastery of communication and workflow coordination. The role involves executing strategically coordinated procedures to ensure successful and timely delivery, along with maintaining timely and accurate reporting to management.

Principal Duties and Requirements:

  1. Support the field team by providing all necessary tools, materials, equipment, and information for project construction.
  2. Review contract conditions and ensure project and team compliance with all contractual terms.
  3. Assist in negotiating cost-effective subcontract and material purchases.
  4. Monitor material orders, including tracking, delivery, and stocking.
  5. Manage all financial aspects of the contract and project final costs.
  6. Coordinate with NGI field and BIM divisions to deliver required project designs.
  7. Establish and implement job procedures, techniques, and document controls to ensure timely buyout, shop drawing approval, material delivery, and flow of project information.
  8. Create and manage QC reports based on field information.
  9. Coordinate preparation of front-end documents with the Safety Manager, including safety manuals and QAQC programs.
  10. Supervise documentation of significant project events such as accidents, delays, and change orders.
  11. Prepare project submittals and review all project cost/impact events for pricing.
  12. Maintain excellent communication at all levels to foster good relationships with owners, architects, and subcontractors.
  13. Manage, train, and supervise project team members, including project engineers.
  14. Facilitate regular meetings with management and subcontractors.
  15. Participate in preconstruction services and activities as required.
  16. Mitigate claims and conflicts proactively.
  17. Complete all project close-out procedures and conduct warranty follow-up.
  18. Attend seminars and training programs as needed.
  19. Coordinate mobilization, trailer, and utility setup.
  20. Verify or retake-off estimates to prepare a working budget based on value engineering and actual construction methods.
  21. Coordinate project start meetings and evaluate construction schedules, including manpower planning.
  22. Conduct weekly project walks to review progress, safety, and obstacles.
  23. Prepare monthly billings and manage project cash flow.
  24. Review project costs regularly and participate in project action meetings.
  25. Develop and negotiate change orders for favorable outcomes.
  26. Lead in developing construction project schedules.
  27. Maintain a valid drivers license and proof of insurance.
  28. Perform other duties as assigned.

Education:

Bachelors degree in Construction Management or 5+ years of progressive experience in drywall trade preferred.

Knowledge, Skills, and Abilities:

  • Advanced knowledge of commercial construction principles, techniques, and procedures.
  • Ability to read architectural plans and specifications.
  • Effective communication skills in oral, written, and graphic forms.
  • Ability to communicate effectively with management, staff, and stakeholders.
  • Engineering, Construction Management, or Architectural Degree, or equivalent experience.
  • Strong organizational and evaluation skills.
  • Mastery of project and time management.
  • Ability to coach, mentor, and train team members.
  • Work effectively in fast-paced and noisy environments.
  • Exceptional interpersonal, organizational, and communication skills.
  • Ability to establish new processes where none exist.
